Questions

How is this different from CoStar or CompStak?

CoStar is enterprise-priced and skews toward listings and asking rents. CompStak is the closest comp, a broker-contributed network, but closed transacted rents are not the front-and-center wedge. Closed Lease is built around closed deals as the product itself, at a price an independent broker can put on firm funds without an enterprise approval.

Will anyone know I contributed my deals?

No. Contributor identities are stripped at ingestion. No names, firms, or clients attach to any deal in the dataset. You share the economics, never the client.

What stops fake comps from getting in?

Every submission passes outlier review against known market ranges before it enters the dataset, and duplicates are filtered. The data-integrity rules are published and enforced, because the network is worthless the moment a comp cannot be trusted.

What if my market has no data yet?

You still get value on day one: your own contributed deals feed a private deal tracker, and you earn contribution credits while your market fills in. We launch submarket by submarket precisely so no one pays for an empty map.

How do contribution credits work?

Every verified closed deal you contribute earns credits against your subscription, so brokers who share the most pay the least. Broker tier and above also unlock comp report exports that go straight into client pitches.
